Australasia’s Best Designer House Hits the Gold Coast Market

A remarkable house that rose from the ashes of a fierce fire to claim the title of Australasia’s best architectural home is set for auction next month, bringing one of the country’s most awarded new builds to market for the first time.
Aptly named The Ashbourne House – born from the ashes – the luxury Gold Coast estate is the work of Kenins Group, led by Martin and Dina Kenins, who saw the potential in the 1,161 sqm north-east facing site with 22 metres of river frontage in Carrara.
“When the opportunity came up to look at the block it was a mess and the house had been destroyed by fire, but as soon as we saw the view we knew we could create something special here,” said Mr Kenins, who has tapped Kollosche to market the property for sale.

The Kenins engaged leading architect Jared Poole to design the two-level modern masterpiece, inspired by the glamorous mega mansions of Los Angeles and grounded in natural materials, including natural stone, durable timbers and lush landscaping.
Completed in 2025, the five-bedroom residence delivers 721 sqm under roof. Sprawling ground level living wraps around a private courtyard with a magnesium pool, while wide-span sliding doors disappear for easy flow to a statement stone kitchen and double-height alfresco entertaining where views extend over water all the way to the iconic Q1 tower in Broadbeach.

“The house is oriented to leverage that amazing outlook, but it’s also designed to capture as much natural light as possible, and you get those beautiful breezes off the water flowing through the home,” said Mr Kenins, who led the 20-month build.
The two-level floorplan delivers multiple living areas, a stylish cinema, triple car garage, five supersized ensuite bedrooms, an eight-metre pontoon, as well as state of the art automation, security and a long list of sustainability features.


A six-star master bedroom suite is a stand-out – full height glass reveals spectacular water and skyline views to the east, into a double-height void over the entertaining area, and west over the courtyard. An ultra luxe dressing room and ensuite, plus a kitchenette, create extra reasons not to leave the bedroom.
“We did go overboard in the master bedroom but we wanted it to be a living experience in its own right,” he said. “You can really take your time getting ready and utilise the space for more than just sleep. It is very much a private sanctuary.”

The Ashbourne House claimed Best Architectural Single Residence Australia and Residential Property Australia at the 2025-2026 Asia Pacific Property Awards in Bangkok last year, and the HIA Gold Coast & Northern Rivers People’s Choice award.
It’s not the first time a Kenins Group build has attracted attention – their Benowa Waters new build, the Lakehouse, hit the headlines in 2022 when it smashed the then suburb record, selling ahead of auction for $6.335 million.

Kollosche sales agent Jamie Harrison said the scale and finish of The Ashbourne House gave it serious wow factor, but meticulous planning ensured the house was extremely liveable.
“Every detail has been carefully thought through which means every space serves a clear purpose,” he said. “The quality of the build is exceptional, the home automation and tech are impressive, the north-east aspect serves up views to the city skyline, and the location is ideal.”

Mr Harrison said Carrara was undergoing a significant transformation as buyers recognised the rare combination of large waterfront blocks with main river access, central to everything.
“You’re 10 minutes from Broadbeach, you can walk to Emerald Lakes for coffee, and you’ve got two championship golf courses and a major sporting stadium five minutes down the road. Families have a choice of Emmanuel College and All Saints close by, and you’re just off the M1 for travel north or south,” he said.
The Ashbourne House, 744 Nerang Broadbeach Road, will be auctioned onsite on 27 March.
