Currumbin Waters has long lived in the shadow of its headline-making neighbours. Just a few minutes from Currumbin and Palm Beach, where absolute beachfront homes fetch upwards of $10,000,000, this inland suburb shares the same postcode perks without the same price tag. But while the brides take the spotlight, the bridesmaid is becoming harder to overlook.
Larger blocks, family-sized homes and a backdrop of greenery have made Currumbin Waters a haven for those seeking more house and less hype. While the beachfront suburbs have led the southern Gold Coast boom, this quieter locale has seen steady, confident growth.
In Currumbin, the median house price recently passed $2,000,000. Palm Beach now hovers closer to $2,300,000. By comparison, Currumbin Waters remains accessible at $1,357,988. Buyers locked out of the coastal market are turning inland for value, and they’re finding it along with lifestyle, privacy and long-term potential.
According to the 2021 Census, the suburb is home to 9,797 residents, with a median age of 42 and an average household size of 2.6. Most residents live in separate houses, which make up more than 73 per cent of dwellings, followed by townhouses and villas at 20 per cent. Apartments account for just over 6 per cent. The ownership profile is split between fully owned homes, properties under mortgage and a smaller proportion of rentals.
This balanced mix of housing and tenure, combined with proximity to schools, sporting clubs and green space supports steady demand.
Last August, Kollosche agents Troy Dowker and James Roberts set a new suburb record with the sale of ‘Kingfisher House’ on Tierney Drive for $5,600,000. Positioned on a 5,640m² creekfront site, the six-bedroom residence features a magnesium pool, hidden games room and powered pontoon. The auction campaign drew 176 enquiries, 94 open home attendees and three registered bidders.
As of June 2025, the median house value in Currumbin Waters was $1,357,988. Houses rent for a median of $1,117 per week with a gross rental yield of 3.96 per cent. Units offer a median value of $832,382 and a stronger yield of 4.8 per cent, with median weekly rent at $770. Properties are selling quickly, with a median of 26 days on market for houses and 18 for units. The average hold period is around 10 years, suggesting owners aren’t in a hurry to leave.
Currumbin Waters also delivers when it comes to lifestyle. Currumbin Creek winds through the suburb, offering flatwater access for kayaking and paddleboarding. Bushland reserves, walking trails and dog parks provide outdoor space beyond the beach. Locals enjoy quick access to Currumbin’s cafés and shops, along with easy connection to the M1 for travel north or south. Beaches in Currumbin and Tugun are just seven minutes away by car.
The suburb is served by St Augustine’s Parish Primary School and Currumbin Community Special School. Additional mainstream schools are close by in Elanora and Palm Beach. Community facilities such as the Currumbin RSL and Merv Craig Sporting Complex support a strong local network, with junior sport and community groups playing an active role.
