A quiet evolution has been occurring behind the gates of the Gold Coast northern suburbs’ most exclusive estates.

Long associated with retirees and golf-course living, Hope Island Resort, Sanctuary Cove, and Sovereign Islands have recently been attracting a younger, more diverse demographic of buyers, which are changing the face of these blue-chip communities.

Fuelled by the migration boom – predicted to last until the Olympics and beyond – these new buyers have none of the prejudices around the north-south divide that often creeps into local buyer mindsets. Instead, they are simply looking for value, security, and an elevated lifestyle, and they are finding it behind the gates of these estates.

According to northern suburbs specialist agent Josh Finch, there has been a seismic shift in the level of enquiry from an increasingly broad demographic mix.

“Buyers are looking at these areas and thinking they’ve got security, waterfront and parklands, which is all very appealing to families and younger, cashed up entrepreneurs,” he says.

Josh estimates that current buyer enquiries related to properties within gated estates are now split evenly between those aged over and under 45, rather than being dominated by over-50s.

The Value Factor

There has also been increased awareness among waterfront buyers, who may have traditionally focused on more central areas, such as Isle of Capri, Paradise Waters and Broadbeach Waters, that the northern suburbs offer the same amenities but for a fraction of the price.

“We recently made a sale in Sovereign Islands for a four-level home with 24 metres of water frontage for $5.75 million,” Josh says. “To purchase something equivalent in, say, Paradise Waters would be $10 million, potentially more. For many, that price difference is becoming very compelling.”

Add to that the 24/7 security, extensive parklands and a strong boating culture, and the northern Gold Coast is increasingly being viewed as offering a more relaxed lifestyle without compromise.

Life Outside the Gates

It is not only within gated estates that value has prompted a recognised buyer shift.

Market confidence is fuelling a steady stream of new-build activity outside the estates, with more owner-builders and developers recognising the untapped potential within the wider northern suburbs.

These areas – once overlooked – are now attracting significant private investment as buyers look to the north for space, value, and long-term growth.

Josh says the arrival of high-calibre new homes and luxury developments is reshaping buyers’ perceptions of areas such as Runaway Bay, Hollywell and Paradise Point, where record prices have been reset within the past 12 months.

“Builders and developers who once would only take on projects in Broadbeach Waters or Mermaid Waters now have the confidence to come up north and deliver a similar quality product with the confidence that it is going to attract the right return,” Josh says.

Record Sales Result

A contemporary new build known as ‘Hume House’ in Paradise Point is an excellent example of the emerging trend.

It sold this week at auction for $6,200,000, the second-highest sale for a residence outside the gated estates and the highest sale by several million for a single block.

“Its presence shows that buyers and builders are no longer limiting their search to traditional prestige postcodes but are viewing northern pockets as the next frontier,” Josh says.

“The sale reinforces that the demand for this type of quality property exists, no matter if it is located in Paradise Point or Broadbeach.”
