Younger buyers are reshaping life within the northern suburbs’ gated estates, with the trend accelerating since the pandemic.
Agency sales data from Sanctuary Cove over the past 12 months reveals an almost even split between buyers aged over and under 45, which is a significant departure from historical trends that favoured older demographics.

Kollosche Northern Gold Coast specialist Josh Finch said young families and professionals were discovering what long-term residents of gated estates have always known.
“The combination of security, waterfront access and community is genuinely hard to replicate anywhere else on the Gold Coast.”
The appeal of gated estate living has long centred on 24/7 security and lifestyle infrastructure, but Mr Finch says value is now a key driver as central Gold Coast suburbs price out many buyers.

“At a comparable price point to premium central suburbs, buyers at Sanctuary Cove get significantly more land, wider waterfront access and a level of security and amenity that simply does not exist elsewhere,” he said.
“Given what’s happened to prices across the rest of the Coast, that value is becoming increasingly difficult to ignore.”

Unlike tightly held central and southern suburbs where land has all but disappeared, new waterfront and dry blocks continue to be released in Sanctuary Cove, with further development earmarked in the estate.
“With development actively in the pipeline, the runway for future growth within Sanctuary Cove is considerable for those buying in now,” Mr Finch said.

Perhaps the clearest indicator of lifestyle satisfaction is resident retention.
A significant proportion of owners within gated estates never leave, instead choosing to upsize or downsize within the same community as their circumstances change.

“That’s not inertia,” Mr Finch said. “That tells you people are genuinely happy with where they live and when supply is consistently absorbed by people who never want to leave, it creates a very strong foundation for long-term price growth.”
