Leading national company Sydney Tools has secured the lease of a 2,000 sqm showroom space in the northern suburb of Biggera Waters.

The site at 203 Brisbane Road is owned, and was formerly occupied, by local furniture retailer Furniture ‘N’ More, which has now moved all of its operations to its Burleigh Waters headquarters.

The Sydney Tools lease was handled off-market by Kollosche commercial asset manager Charlize Rappa, on behalf of the landlord, and alongside Retail Direct. The final value of the lease has not been disclosed.

Sydney Tools was quick to act when presented with the opportunity to secure the prime street-front showroom, with the availability of secure sites in the Brisbane Road location a rarity. The business already has stores in Burleigh Waters and Nerang, with plans for another in Coomera.

“Sites of this size and profile are rare,” says Charlize. “We are seeing increased interest from larger commercial tenants. There has been an influx of smaller spaces due to new industrial developments moving ahead, but the demand for larger spaces is strong.”

Minor building works and upgrades were undertaken by the landlord before handover of the Brisbane Road site after it recognised the opportunity to turn the site into a ‘trades hub’, attracting complementary business tenants.

Sydney Tools took over occupancy in October, completing a full internal fit-out in. The site has plenty of parking and an operational loading dock is also available.

The Sydney Tools showroom occupies the front 2,000 sqm of the Brisbane Road site, with Kollosche Commercial also handling the lease of a further six showrooms within the same building and with some exposure to Brisbane Road.

“With Sydney Tools as the flagship tenant, there is an opportunity to establish a trades hub with complementary businesses,” says Charlize. “The spaces are ideally suited to distribution, storage or manufacturing businesses.”
