Kollosche’s Property Management division is entering a new phase of growth and evolution, with a clear goal to become the Gold Coast’s leading premium property management service.
Under department head Todd Madgwick, the division has undergone a strategic restructuring, resulting in the expansion of the team, refinement of service delivery, and the rollout of new systems designed to elevate the client experience.
“We’ve rebuilt the business to focus on what matters most – service and growth,” says Todd.
“To achieve that, we’ve introduced more specialised roles and created a structure that supports consistent, high-level service delivery across every aspect of our portfolio.”
From what was a small team of five, the division now includes multiple property managers, assistant property managers, and business development staff. This expanded team enables property managers to work more strategically, focusing on customer relationships, market insights and advisory, while the support team handles the operational logistics.
“Our goal is to ensure our property managers are more like client experience managers,” Todd says. “We want them in the office, connecting with clients and making informed, proactive decisions, not spending all day on the road handling maintenance tasks.”
Todd has set an ambitious but clear goal for the team – to grow the rent roll from more than 300 properties to 1,000 properties under management within the next three years.
He says this will be achieved through organic growth and potential small acquisitions, targeting key Gold Coast regions from Coolangatta to Hope Island.
“We’re not just chasing numbers,” Todd says. “We want to build our presence in core luxury and premium markets, and to do that, we need to deliver an experience that people remember, one that builds trust, loyalty and long-term relationships.”
That experience, he believes, relies on consistency, communication and value. By introducing customer satisfaction surveys for both landlords and tenants, Kollosche is now actively measuring their clients’ journeys at key touchpoints, from onboarding to leasing and continued management.
“It’s all about the one-percenters,” Todd says, “those little moments that create a lasting impression.
“We want our landlords and tenants to feel informed, understood, and supported at every step. That’s what sets us apart.”
The expanded team is also positioning itself as market experts within their respective areas, delivering not only property management, but strategic insight into trends, infrastructure, and investment conditions. That includes an increasing number of prestige and fully furnished homes that are coming under management, reflecting the growing demand from high-net-worth individuals seeking quality rental homes.
“We’re seeing more sophisticated investors enter the market,” Todd says. “They’re people who want a premium property they can rent when they’re not using it, without compromising on their own quality or comfort.
“That requires a different skill set and a different service standard and we’ve built our team to meet that.”
Despite Kollosche’s strong presence in the luxury space, Todd is quick to point out that the division is not limited by price point.
“Our priority overall is to align with great clients and manage quality properties, regardless of weekly rent,” he says. “It’s about delivering a premium service, not just managing luxury homes.”
Looking ahead, the division remains focused on refining its systems, expanding its reach, and maintaining the cultural foundations that have driven its early success.
“We’ve built a great team, and we’re committed to doing property management differently,” Todd says. “It’s not just about growth for growth’s sake; it’s about being the best at what we do.”
