Low supply and high demand for prestige real estate was the mainstay of the Gold Coast’s southern beaches market in October.

Demand for luxury residences surpassing $5 million ramped up after the winter months from local and interstate buyers, typically over the age of 50, on the hunt for primary and secondary residences in highly desirable beachside suburbs.

Interstate buyers are particularly aware of the convenience of these suburbs which are close to key transport hubs such as the Gold Coast Airport at Coolangatta and the M1.

The sale of a contemporary coastal apartment in the Lusso building at 201/32-34 O’Connor Street, Tugun, illustrates the demand for luxury properties. A comprehensive marketing campaign generated 149 enquiries and 70 inspections before Troy sold the property to an interstate buyer for an undisclosed price.

Positioned at North Kirra Beach, a beachside villa sold post-auction for $2,071,000. An interstate buyer secured the keys to the modern villa at 1/94 Pacific Parade, Bilinga, offering front-row access to panoramic coastal views.

Troy also sold a contemporary family entertainer with panoramic coastal views at 65 Skyline Terrace, Burleigh Heads, post auction to a local buyer after a strategic marketing campaign gleaned 72 enquiries and 36 inspections.

Despite the property market normalising, Troy expects the prestige sector of the southern Gold Coast market to remain resilient moving forward driven by high buyer demand relative to limited supply.
