Property prices are on the march in some unexpected Gold Coast suburbs, with ten suburbs joining the million-dollar club for the first time.

Eight suburbs gained entry off the back of rising house prices and two through apartments, according to property price data from Cotality.

Broadbeach Waters gained membership after apartment prices rose 9.8 per cent in the past 12 months to push the median price to a seven-figure sum of $1,056,273. Joining it was Benowa, where the median reached an inaugural $1,007,317 after a 7.4 per cent annual rise.

Nerang: million-dollar-club debutante

In the housing market, northern suburbs dominated the list of new entrants. Ormeau Hills led the pack registering annual price growth of 13.1 per cent to peak at $1,032,566. It was joined by Upper Coomera where 12.9 per cent price growth pushed its median to a seven-figure sum of $1,076,113.

Also in the club was the central suburb of Merrimac, where the house price median surged to $1,091,248, representing 12.2 per cent growth; Ormeau hit $1,022,164 (up 10.8 per cent); Nerang, $1,012,636 (9.8 per cent); Coombabah, $1,043,476 (7.7 per cent); Runaway Bay, $1,024,596 (6.9 per cent); and Canungra, $1,030,855 (5.2 per cent).

While reaching the million-dollar club has always been considered an aspirational milestone, membership is becoming increasingly common as rising prices across the country push more suburb medians into seven-figure sums.

On the Gold Coast the top end of the market is already moving to the next level, with several suburbs registering multi-million-dollar price medians.

Median house prices in Broadbeach Waters have soared past $2,000,000.

For the 12 months to date, Cotality shows that houses in Broadbeach Waters, Clear Island Waters and Bundall all have a median above $2,025,000, while in Main Beach the median house price is sitting at a heady $3,400,000.

In the past, suburbs such as Mermaid Beach and Surfers Paradise have also made an appearance in the “multi-million-dollar club”.

While micro-market movements and random large sales can lead to some suburbs dropping in and out of a club, data shows that more suburbs are consistently staying above the threshold. Nationwide, only 11 suburbs dropped out of the million-dollar club in the past 12 months compared to 195 new or returning entrants.
