Hotel Luxury with all the Benefits of a House

Newly completed on a prominent parcel overlooking the Broadwater, boutique residents-only Lune is already turning heads in Main Beach.

A curved white rendered exterior featuring timber battens and dry stacked stone claims serious street appeal in a suburb that’s in the throes of rapid transformation.

But it’s when you set foot inside that the magic truly unfolds.

“It has the feeling of a high-end hotel crossed with the proportions of a house,” says Kollosche agent Mitch Palmer, who is leading the campaign to auction on Villa 1.

“The proportions of the rooms, the amount of storage, and having a pool and outdoor entertaining on the one level feels every bit like living in a house minus the upkeep.”

Indeed, a 338m2 floorplan ticks every box for both downsizers and for a modern family.

Three spacious bedrooms all have private ensuites – the master being oversize with a freestanding bath and a dual dressing robe – and each enjoys access to an outdoor terrace. Open plan main living, dining and kitchen are complemented by a second lounge room that creates additional space to relax.

“The villa also comes with three secure car spaces, which is rare,” says Mitch.

Delight in the Details

As you walk through Villa 1, a calm sense of cohesion is achieved through considered, intentional design and a sophisticated palette of premium finishes.

Curved walls dissolve any sharp edges to create a flowing visual aesthetic – from the full-height glass that rounds the corner of the main living area, to the Finestone Pulia marble island bench that anchors the kitchen, to curved tiled walls in the bathrooms.

Those with an eye for craftsmanship will appreciate square set ceilings, flush flooring transitions and low-profile door frames. A custom-made kitchen is beautifully finished in natural oak, as is the master walk-in robe where enclosed cabinetry makes for a clean finish.

“The design is very intentional – no details have been overlooked,” says Mitch. “There’s a level of care in the workmanship that gives this home a highly refined look and feel.”

Gareth Ashton tapware in brushed nickel adds a touch of understated glamour to the bathrooms and kitchen, while handmade lighting from northern NSW and a stunning pedestal basin make a statement in the powder room.

A full-size laundry is highly functional while a handmade timber hanging rail with leather straps adds a stylish touch. Frosted glass provides privacy for showers and toilets, while LED strip lighting adds ambience to every room.

Gateway to Main Beach

The Rankin Parade location – rising up to overlook both the Broadwater and Main River – is a large part of Lune’s appeal.

Floor-to-ceiling glass along one full side of Villa 1’s main living room takes full advantage of the water outlook, as does the private courtyard which serves as an entertaining oasis with a BBQ kitchen and pizza oven on one side and a plunge pool on the other.

“The orientation, aspect and views are highly desirable,” says Mitch. “You’ve got the Broadwater and Main River on one side and from up on the rooftop terrace, you also enjoy panoramic skyline views and ocean glimpses. You are essentially surrounded by nature and all of the lifestyle that it provides.”

For keen boaties, the marina is close by with direct access to the Gold Coast Seaway. A 700 metre walk lands you on the soft white sands of Main Beach for morning beach walks, a dip in the ocean or a surfing session.

Main Beach residents will also benefit from the transformation of The Spit, just up the road on Seaworld Drive, where a $500 million redevelopment of Marina Mirage will deliver culinary and retail experiences complemented by a luxury hotel and residences.

Next door, a new Ritz-Carlton 150-room hotel and superyacht marina is set to open by 2026 under a $480-million waterfront development at Mariner’s Cove. Plans include a signature restaurant, café, three bars and an outdoor rooftop pool.

“People love the village atmosphere and community feel of Main Beach, but it is also very much becoming a luxury destination,” Mitch says. “The lifestyle here can only get better.”
