House prices are heating up in the suburb of Burleigh Waters with quality builds drawing top dollar.

An award-winning property in Burleigh Waters has set a new price benchmark for the suburb, selling at auction for a record $6,000,000.

The near-new waterfront home at 168 Acanthus Avenue, bearing the name ‘Neu Burleigh’, was built by architect Stuart Osmond and won a Master Builders award for Best Residential Build.

The property attracted widespread interest and more than 260,000 online views. On auction day there were two registered buyers, but it took just one solid bid to set off negotiations that led to the record sale.

At $6,000,000 the price superseded the previous suburb record by almost $1,000,000 and demonstrates how current market conditions are bringing about change in this once unassuming suburb.

Much like the quality properties that helped neighbouring Mermaid Waters overcome its bridesmaid status to beachfront suburb Mermaid Beach, Burleigh Waters is starting to see a similar transition.

The suburb’s median house price is currently $1,651,000, according to Cotality, with annual price growth of 10.1 per cent. In the past five years, prices have experienced a 101.3 per cent uplift.

Owner-builders or those well-connected to reliable trades can reap rewards as turn-key homes requiring little to no work continue to drive buyer demand, particularly from interstate.

According to Kollosche sales agent Taylor Kleinberg, who collaborated with fellow agents Hayley Kidson and Deborah Sutton on the landmark Burleigh Waters sale, the home’s size and amenities were key factors to securing the price.

“We had been working with the buyer for some time and had shown her through several properties before she viewed 168 Acanthus,” Taylor says.

“Her decision to purchase came down to location – close to James Street, the beach and other amenities – along with the home’s quality build, lifestyle features and flexibility for extended family.

“It is one of the only houses in Burleigh Waters with a traditional basement, but which also has space for all the added extras such as gym, bar, wine cellar, pool and water frontage to peaceful Burleigh Lake.”

The sale came on the same weekend as 6 Penguin Parade, also marketed collaboratively by Taylor and Hayley, to achieve a top price of $5,000,000.

Another award-winning, architect-designed home, this time by BDA Architecture, the property had been on the market for some time when Taylor and Hayley implemented a refreshed marketing campaign to attract renewed interest.

Advising the sellers on the most effective approach they took the property to auction and although it passed in on the day, they were able to negotiate a deal with an interested buyer two weeks later.

Also sold last week was a family home at 74 Sea Eagle Drive, which Kollosche Burleigh Waters specialist agent Lee McFarlane secured unconditionally for $2,250,000 ahead of its upcoming auction.
