Despite a positive shift in market confidence in recent months, data analyst PropTrack shows new listings in regional Queensland are down 6.6 per cent month on month and 8.5 per cent year on year.
Total listings follow a similar pattern, down 1.3 per cent month on month and 10.3 per cent year on year.
On the Gold Coast specifically, only 23 out of 80 suburbs experienced a rise in the number of houses listed in September, according to CoreLogic. This dropped to 18 suburbs over three months, and 13 across the year. For units the equivalent figures were 17, 17 and 12.
So why aren’t people selling?
Research by property portal realestate.com.au found that ‘price paralysis’ is the biggest barrier to list.
Rather than reach out to an agent (the second biggest barrier to listing is not knowing which agent to call) uncertain homeowners will remain on the fence.

Analysis of comparable sales in your area is one way of understanding where buyers see value in the current market.
Yet no two properties are the same, so an agent will take a detailed look at the unique attributes of your property to help to ascertain its worth.
Ultimately though, the role of an agent is not to value your property but to market it in a way that presents it in its best light to help buyers to see the value.
With an effective marketing plan in place, buyers walking through the front door will provide feedback to your agent on where they see the value – that is your strongest indicator of worth.
