A commercial site hosting one of the Gold Coast’s most iconic cafe-bakeries has hit the market in Burleigh Heads – and investor interest is proving hotter than a hot-cross bun at Easter.
Since being listed by Kollosche Commercial last week, the prime site on the corner of Christine Avenue and Hibiscus Haven has received a high volume of enquiries from a range of potential buyers, including developers, investors and future owner-occupiers.
Spanning more than 4,000sqm across two adjoining freehold titles, the property is in a prime beachside location defined by strong local demand and consistent tourism activity.

According to commercial sales agent Adam Grbcic, the heightened level of interest is unsurprising given the scarcity of properties in Burleigh Heads that are of genuine scale, offer a stable income and have future flexibility.
“The opportunity to secure a corner site of more than an acre, approximately 150 metres from the Christine Avenue Light Rail station and 300 metres from Burleigh Beach, while being surrounded by established retail and hospitality operators, is extremely limited on the Gold Coast,” Adam says.
The property is anchored by local and tourist favourite Paddock Bakery, one of the Gold Coast’s most iconic cafes, which has a long-term lease in place. It is complemented by two telecommunication towers and five tilt-panel, high-clearance warehouses currently occupied by lifestyle apparel retailer The Stoke House.

“From an investor’s perspective, it is a diverse tenancy mix presenting an immediate holding income from established operators in a proven precinct,” Adam says. “The pocket historically has experienced low vacancy rates due to its location and accessibility.
“Some of those who have enquired have been attracted by the long-term potential of the current Paddock Bakery lease, while others wanting to move in sooner have the option to occupy the warehouses within the next 12 months, while benefitting from an existing onsite cafe for patrons.”
Adam says the site’s future potential for alternative development outcomes is also proving a strong drawcard.
“While currently zoned Low Impact Industry under the City Plan, sites of this nature are often considered for planning outcomes beyond their existing zoning,” he says.

“It is also anticipated that future City Plan amendments may identify precincts such as Christine Avenue for increased density, height, and planning flexibility to support housing supply.”
The recent completion of the light rail extension, with the Christine Avenue station in proximity, is expected to further support tenant demand and rental growth in the area.

“With the site commanding a high-profile position in an area known for its consistent demand, continued infrastructure investment and population growth, locations like this are only set to strengthen in the future,” Adam says.
“In many respects, it really is a once in a lifetime opportunity.”
