Increased demand for warehouse space has seen the value of industrial property on the Gold Coast rise faster than in capital cities.

Recent market analysis estimates that prime industrial property values have surged by 26.4 per cent on the Gold Coast, surpassing that of capital cities with 23.6 per cent growth.

Strong demand and low vacancies are reportedly underpinning regional markets where population growth and shifting business preferences are also having an impact.

Kollosche Commercial Leasing Agent Kelly Buxton has leased a brand new 151m2 warehouse space in central Southport for $220 per sqm before construction is even complete.

The tenant, who intends to use the space as a studio for professional make-up and photography, was among 11 groups to inspect the space with a lease agreement sealed as the finishing touches are being applied to the build.

Kelly is also fielding strong interest for a 1,000m2 showroom-warehouse with excellent exposure on the top of the hill at 203 Brisbane Road in Labrador.

This is the first time the two-level showroom has been offered for lease, with a quality fit-out, ample parking, and great main road signage opportunities among the advantages.

Tradies are leading the sales charge for commercial storage spaces inside the newly-completed Ignite project at 25 Alex Fisher Drive in the Burleigh Gardens Estate.

Construction is now underway on what will be the Gold Coast’s largest upmarket commercial storage complex, known as Sanctuary.

The landmark $50 million development will ultimately deliver 70 architecturally-designed storage spaces on a central 5,542m2 site at 515 Olsen Avenue in Southport.


Three-level spaces range from 85 sqm to 151 sqm with prices starting from $471,075 plus GST. Tradespeople, small business owners, eCommerce operators, creative professionals and investors are among the likely buyers.
