A trophy site in the heart of Broadbeach, with approval for landmark high-rise buildings, is being offered to the market in a campaign led by Kollosche Commercial.

The 3722m2 site, at 2709-2732 Gold Coast Highway is a retail and office precinct opposite the Gold Coast Convention & Exhibition Centre.

A new Development Approval allows for two 68-storey towers with a mix of residences and serviced apartments, shops, offices, a volumetric basement lot and a hotel option.

Kollosche Commercial agents Adam Grbcic and Tony Grbcic are marketing the prime holding via an expression of interest campaign closing on 19th May 2021 at 5pm.

The 10-title holding was assembled by veteran Gold Coast developer John Potter, a former head of Villa World, between 2004 and 2008. The property is currently occupied by a row of tenanted retail shops and offers a substantial holding income.

“There has been speculation for many years as to whether The Potter Group would put to market what is the best development site and landholding in Broadbeach,” says Adam Grbcic.

“The instructions are clear – it’s time for this trophy site to be sold and the current market conditions have never presented a better time for this to be developed.”

The property is ideally positioned alongside the Light Rail Station and in proximity to The Star Casino, Oasis Shopping Centre and patrolled surf beaches. Exposure and access are excellent with frontage to Gold Coast Highway, Queensland Avenue and Main Place.

The DA allows for 876 permanent and serviced apartments across two 68-level towers as well as 1,700m2 of retail and commercial space plus a basement lot.

“One of the most unique aspects of the site is the volumetric lot which has been incorporated into the new Development Approval,” says Adam.

“This provides a basement area of 53,262 cubic meters situated below the Gold Coast Highway Service Road (a total surface area of 6,438m2 ) and an astonishing value-add.”

A secondary proposal, prepared by way of reconfiguration of the current DA, provides a luxury hotel option that already holds interest from several international hotel groups.
