Mermaid Beach’s Last Great Blank Canvas

Finding a vacant lot in a prime position along the Gold Coast Highway presents a genuine opportunity in today’s market.
Little wonder then that a site at 2605 Gold Coast Highway in Mermaid Beach, listed through Kollosche Commercial, is causing a stir among investors.
Covering almost an acre in a key beachside suburb, Mr Grbcic said the listing was a true once-in-a-lifetime opportunity.

“This is without doubt one of the last significant vacant development parcels on the central Gold Coast,” Mr Grbcic said.
“The sheer size of it at 3,783 square metres is immense and will unlikely be repeated,” he said.
“I have been selling commercial property for a long time and a vacant land parcel of this scale simply has not traded on the beach side of the highway in decades. You would have to go back generations to find something similar.”

Aside from its rarity, Mr Grbcic said the site’s location in one of the Gold Coast’s most popular and well-heeled suburbs added further gravitas.
The parcel holds dual street frontage to the Gold Coast Highway and Mermaid Avenue and sits only 150m* from key infrastructure and amenities in one of the Gold Coast’s most tightly held, blue-chip beachside suburbs.
“It’s opposite Queensland’s second-largest shopping centre Pacific Fair and walking distance to Broadbeach South Light Rail station, the Star Casino, and the beach,” Mr Grbcic said. “For a lot of buyers, the Mermaid Beach address carries a lot of weight.”
Open to expressions of interest, the cleared and levelled site is a blank canvas for an incoming developer to maximise its potential.
“There’s nothing to demolish, so a buyer can move straight into design, approval and delivery,” Mr Grbcic said.

Zoned High Density Residential, a longstanding development application for a two-tower development was revised earlier this year to a single 44-storey tower development providing 272 residential apartments, 88 short-term accommodation suites and ground-floor retail space. While the DA remains in progress, it is an indication of what could be achieved on the block.
“This is a go big or go home site,” Mr Grbcic said. “There will not be another one like it, and it deserves a landmark development to match the quality of this opportunity.”

Although it has only been on the market for a few days, Mr Grbcic said enquiry levels were already at high volume, with interest coming from as far afield as Brisbane, Melbourne, Sydney and Dubai.
“We’ve had more than 50 enquiries, in just days and the depth of those enquiries speaks volumes about the quality and scarcity of this type of listing,” Mr Grbcic said.
“Developers realise that if they allow this opportunity to pass, it is unlikely to come around again.”
