New Commercial Listings Ramp Up in January

Kollosche Commercial is off to a flying start in 2023 with a solid pipeline of new listings coming to market, promising choice opportunities for buyers across asset classes.

The surge in new business comes off the back of a stellar year of results for Kollosche Commercial whose 2022 sales totalled $216,667,539 across 58 deals.

Sales agents Adam Grbcic and Tony Grbcic finished the year on a high, with a string of campaigns and deals coming to fruition in December with sales totalling $11,650,000.

As the new year rolls out, developers, investors and owner-occupiers are catered for across eight new listings launching to market this month.

A mixed-use development site in the Nerang Commercial Precinct amalgamates seven lots for a total parcel of 11,947m2 zoned for business, retail, professional, administrative, community, entertainment and residential opportunities.

The drastic shortage of new housing underpins the appeal of a leafy 39,910m2* parcel of rural residential land at 1 Crane Crescent in Nerang. Large inner city greenfield sites are rare, with potential for sub-division, childcare or commercial use.

“There are very few greenfield sites left on the Gold Coast,” says Kollosche Commercial agent Adam Grbcic.

“This parcel presents scope to sub-divide and create freehold house and land packages so desperately needed in the city.”

Over the border, an elevated 193,800m2* parcel with exceptional views at 47 Walmsleys Road, Bilambil Heights presents potential for an eight-lot sub-division (STCA) or land banking in the booming Northern NSW region.

Also in NSW, Kollosche Commercial is calling for expressions of interest on an art deco building at 13-17 Wharf Street, Murwillumbah. Ten ground-level retail spaces are fully leased, as are nine upmarket loft-style residences upstairs. There are 12 car parking spaces.

Receivers have been appointed to liquidate a two-storey building with three tenancies at 44 Thomas Drive in Chevron Island. The property is offered to the market fully leased.

A single-tenancy restaurant is up for grabs in Southport’s busy Chinatown district, a medical building with good parking at 20-22 Nerang Broadbeach Road, Nerang is being sold with vacant possession, and an office with a secure national tenant is for sale at 338 & 339/34-36 Glenferrie Drive, Robina.

“There are plenty of opportunities this month for those buyers who are shopping for commercial assets,” says Adam.

“Those considering selling in 2023 are seeing the advantages of coming to market sooner rather than later this year given the likelihood of further rate rises and the end of fixed rate loan terms.”

203 Brisbane Road | Kollosche

Kollosche Commercial’s leasing team is fielding enquiry on a 1,000m2 showroom warehouse with excellent exposure on the top of the hill at 203 Brisbane Road in Labrador.

This is the first time the two-level showroom has been offered for lease, with a quality fit-out, ample parking, and great main road signage opportunities among the advantages.

Please reach out if our commercial team can assist you in any way across sales, leasing, and property management.
