A new report reveals which Gold Coast suburbs performed best over the year, offering valuable insights for investors with Queensland real estate on the shopping list.

Queensland has been named the best state for property investment in Australia following exceptional capital growth and strong rental returns over the past year.

The Make Your Move Report, based on data by PropTrack, reveals which Australian suburbs offered the most lucrative returns on investment.

Queensland has been a top performer, with the top 19 best investment suburbs for apartments located in the Sunshine State, including eight on the Gold Coast.

Nerang ranked highest on the Gold Coast (and fourth nationally) with annual price growth of 33% and 6% rental yield, followed by Arundel (27%; 5.6%), and Upper Coomera (31%; 5.4%).

The highest apartment rental yields were recorded in Surfers Paradise and Nerang (6%), followed by Southport (5.9%), Bundall (5.8%), Coombabah and Arundel (5.6%), and then Varsity Lakes, Broadbeach Waters and Helensvale (5.5%).

The strongest capital gains for apartments on the Gold Coast were recorded in Elanora with 42% growth, followed by Burleigh Heads and Reedy Creek (35%), Oxenford (34%), Nerang and Coomera (33%), Mermaid Beach and Mermaid Waters (31%).

When it comes to houses, 11 of the country’s top 20 investment suburbs came out of Queensland including two on the Gold Coast.

Merrimac emerged as the city’s best all-round suburb for housing investment with annual price growth of 38% and a rental yield of 4.5%. Reedy Creek ranked second across the city (40%; 4.2%), followed by Carrara (35%; 4.4%).

The Northern Gold Coast featured high on the list of suburbs returning the best housing rental yields: Pimpama, Ormeau Hills and Upper Coomera (4.8%); Highland Park, Maudsland, Coombabah, Ormeau, Coomera and Willow Vale (4.7%); Oxenford, Molendinar, Parkwood and Arundel, Jacobs Well (4.6%); and Helensvale (4.5%).

The strongest capital gains for Gold Coast houses were recorded in Miami (54%); Surfers Paradise (52%); Mermaid Beach (45%); Paradise Point (43%); and Hollywell (42%).

Extremely low vacancy rates, relative affordability and steady interstate migration continue to attract investors to the Gold Coast.
